Notice of auction of immovable property in enforcement proceedings
Beginning of publication: 15.07.2025
End of publication: until the end of the enforcement proceedings or until the end of the validity of the sale announcement, but not longer than 1 year
Bailiff Andrei Krek publishes the announcement on the basis of § 153, subsection 2 of the Code of Enforcement Procedure (CEP).

The bailiff is selling the following property at a public electronic auction in the auction environment of the Chamber of Bailiffs and Bankruptcy Administrators https://www.oksjonikeskus.ee:
Composition of the property registry section no. 88409:

Residential land 100%, Ida-Viru county, Narva city, Luige tn 14. The cadastral unit has been formed on the basis of the plan and map material.

In section III, a prohibition notice prohibiting the disposal of the immovable in favor of bailiff Andrei Krek, Kirill Fokin. SUBJECT TO DELETION.
The buildings located in cadastral unit no. 51106:004:0051 are:

1. garden house (built-up area 46.0 m2), 1 floor;

2. shed (built-up area 6.0 m2).

To participate in the auction, you must register in the auction environment on the property page specified in this notice, the permanent link of which is: https://www.oksjonikeskus.ee/oksjon/view/?okid=91216 and pay a deposit of 200 euros to Andrei Krek's bank account no. EE041010010217933018 (SEB). Payment explanation: "Deposit 1.09.2025 16:00 for participation in auction ID91216. Real estate: Luige tn 14, Narva city, Ida-Viru county". The deposit is considered paid from the moment of its receipt. The deposit must be received no later than 01.09.2025 at 16:00. Later receipts will not be considered. The deposit paid by the buyer will be included in the purchase price, and it will be returned to other auction participants on the business day following the auction day.

Registration for the auction begins on 15.07.2025 at 16:00 and ends on 01.09.2025 at 16:00.

A person is registered as a participant in the auction if the registration application and its necessary attachments meet the auction conditions, the deposit has been paid and the person may participate in the auction as a bidder.

The auction begins on 02.09.2025 at 10:00 and ends on 09.09.2025 at 10:00. The extended end interval is 10 minute(s).

The bid step at the auction is 100 euro(s).

Bids can only be made in the auction environment in accordance with the conditions indicated in the auction environment.

The winner of the electronic auction must pay the purchase price on the business day following the end of the auction in the manner provided for in TMS § 93 (3). If the purchase price exceeds 12,700 euros, one tenth of the purchase price must be paid on the business day following the auction, and the remaining price must be paid within 15 days.

RIGHTS OF THIRD PARTIES
The bailiff must be notified of his rights to the thing being sold before the start of the auction, if the bailiff has not yet been notified of them, and these rights must be substantiated at the bailiff's request. Persons who have rights that prevent the auction must achieve the termination or suspension of the auction by agreement with the claimant or on the basis of a court decision before the day of distribution of the results.
